Property Deposits
We are members of the Tenancy Deposit Scheme; this scheme ensures that your deposit is protected. Please use the link to access further information Deposits are usually the equivalent of one month rent plus 25%, for example if the rent was £500.00 the deposit would be £625.00, these rates will vary dependant on individual circumstances.
Tenancy Agreements
Our tenancy agreements are approved by The National Approved Letting Scheme (NALS) whose aim is to rid the private letting industry of cowboys. As members of NALS you can be confident knowing that we meet defined standards of customer service as well as, in place insurance to protect clients’ money and offer independent redress. Rental Payments
We will set up a Bank Standing Order which is paid monthly in advance, this will ensure payments are on time and avoid any arrears. If your circumstances change or you change banks please let us know as soon as possible.
Utility Bills
You will normally be responsible for payment of all utility bills and council tax unless specified otherwise in the tenancy agreement. We will take meter readings and inform service providers at the start of the tenancy. You may change the service providers if you wish.
Administration Fees
We charge a one off "Administration of Tenancy" fee when you apply for a property, however if you choose to renew your tenancy agreement there is a low cost renewal fee of £50 inc VAT payable. The costs incurred when setting up a Tenancy are shared between the tenant and landlord and include all aspects of the tenancy.
